The BC Northern Real Estate Board (BCNREB) reports 2286 properties sold through the Multiple Listing Service® (MLS®) in the first six months of 2024, up from the 2023 sales reported in the first half of 2023. The value of these properties was $939.6 million compared with $826.7 million in 2023. At the end of June, there were 3682 properties of all types available for purchase through the MLS® of BCNREB, up from 3546 at the same time last year.

Sales in the BC Northern region rose to their highest level since Q2 of 2022 in the second quarter of 2024. At 1,021 sales on a seasonally adjusted basis, housing market activity in the region was just 3 per cent below the historical average level last quarter. Seasonally adjusted active listings ticked downwards in Q2. With 1,794 units at the end of June of 2024, the current level of active listings is about 15 per cent below the level needed for the market to be in long-run balance. The average sale price in the board area rose by 7 per cent from last quarter to a new record of $434,000 in the second quarter, surpassing the previous record of $431,000 in Q2 of 2022. The seasonally adjusted average days on market fell to 68 from 72 in Q1.

Markets around the Board region varied. Seasonally adjusted sales rose from the prior quarter in 100 Mile House, Fort St John, Kitimat, Prince George, and Terrace, while declining in Prince Rupert, Quesnel, Smithers, and Williams Lake. Overall, the housing market in the BC Northern Board tightened somewhat from the prior quarter, with sales up, listings down, and prices setting a slight record. But the market is still not hot, and the sales-to-active listings ratio is in balanced territory. The Bank of Canada cut its policy rate for the first time since 2020 last quarter, and buyers may enter the market in greater numbers if the Bank continues to cut into the summer and fall as is widely anticipated.

By Region:

Cariboo Region:

100 Mile House: 179 properties worth $79.8 million have changed hands through the MLS® in the area since January 1st. This compares with 167 properties worth $68 million in the same period in 2023. Half of the 59 homes that sold so far this year sold for $485,000 or less and, on average, it took 66 days for these homes to sell. Also reported sold were 34 parcels of vacant land, 42 homes on acreage, 7 manufactured homes in parks, 14 manufactured homes on land, and 15 recreational properties. At the end of June there were 483 properties of all types available for purchase through the MLS® in the 100 Mile House area.

Williams Lake: 211 properties have sold so far this year, compared to 162 properties by June 30, 2023. The value of these properties is $85.6 million ($56.4 million in 2023). Of the 75 single-family homes sold this year, half sold for less than $460,000 and these homes took, on average, 42 days to sell. In addition, 18 parcels of vacant land, 17 townhouses, 45 homes on acreage, 25 manufactured homes in parks and 19 manufactured homes on land changed hands in the first six months of 2024. At the end of June there were 249 properties of all types available for purchase through the MLS® in the Williams Lake area.

Quesnel: In the Quesnel area, REALTORS® reported 147 sales worth $55.4 million so far this year, compared to 139 sales worth $47.2 million in the first six months of 2023. Of the 54 single-family homes sold between January and June, half sold for less than $388,500; these homes took on average, 62 days to sell. In addition, 19 parcels of vacant land, 40 homes on acreage, 15 manufactured homes in parks and 9 manufactured homes on land have sold in the first six months of 2024. As of June 30th, there were 268 properties of all types available for purchase through the MLS® in the Quesnel area.

Northwest Region:

Iskut/Atlin: 3 properties worth $316,000 have changed hands so far this year in the Iskut/Atlin area, compared to 5 properties worth $1.2 million in 2023. As of June 30th, there were 9 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 12 properties worth $3.5 million have changed hands so far this year in the Hazelton/Highway 37 area, compared to 11 properties worth $2.9 million in 2023. As of June 30th, there were 31 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 82 properties worth $32.4 million have been reported sold through the MLS® in the Prince Rupert area so far this year, compared to 79 properties worth $30.7 million in the first half of 2023. The median price of the 56 single-family homes that sold was $465,750. On average, it took these homes 90 days to sell. As of June 30th, there were 154 properties of all types available for purchase through the MLS® in the area.

Terrace: REALTORS® in the Terrace area sold 135 properties worth $59.7 million in the first six months of 2024, compared to 146 properties worth $64 million in the same period last year. Half of the 70 single-family homes that sold, sold for less than $524,500. On average, it took these homes 61 days to sell. In addition, 8 parcels of vacant land, 3 half-duplexes, and 15 homes on acreage changed hands in the first 6 months of the year. At the end of June there were 174 properties of all types available for purchase through the MLS® in the Terrace area.

Kitimat: 94 properties worth $34.1 million have sold through the MLS® in the Kitimat area in the first six months of 2024, compared to 92 properties worth $54.2 million at this time last year. Half of the 63 single-family homes sold so far this year sold for less than $380,000 and, on average, it took these homes 84 days to sell. At the end of June there were 146 properties of all types available for purchase through the MLS® in the Kitimat area.

Bulkley Nechako Region:

Houston: 28 properties worth $8.2 million have changed hands so far this year, compared to 22 properties worth $5.5 million in 2023. 13 single-family homes, 9 homes on acreage, and 2 manufactured homes on land have sold in the first six months of 2024. As of June 30th, there were 38 properties of all types available through the MLS® in the Houston area.

Smithers: REALTORS® in the Smithers area reported 89 sales with a value of $43.5 million in the first six months of 2024, compared to 72 sales worth $34 million at this time last year. Half of the 46 single-family homes sold so far this year sold for less than $484,500 and took, on average, 56 days to sell. 9 parcels of vacant land and 13 homes on acreage also changed hands since January 1st. As of June 30th, there were 72 properties of all types available through MLS® in the Smithers area.

Burns Lake: In the first six months of 2024, 26 properties worth $7.7 million were reported sold through the MLS® in the Burns Lake area, compared to 23 properties worth $6.4 million in the same time-period last year. At the end of June there were 86 properties of all types available for purchase through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® in the Vanderhoof area reported 54 sales worth $18.2 million in the first six months of the year, compared to 48 sales worth $21.3 million to June 30, 2023. As of June 30th, there were 110 properties of all types available for purchase through the MLS® in the Vanderhoof area.

Fort St. James: 27 properties worth $7.4 million have sold through the MLS® in the Fort St. James area so far this year, compared with 15 properties worth $3.3 million in the first six months of 2023. At the end of June there were 47 properties of all types available for purchase through the MLS® in the Fort St. James area.

Northern Region:

Fort St. John: REALTORS® assisted in the sale of 331 properties worth $120 million in the first half of 2024, compared to 293 properties worth $117.2 million in the first six months of 2023. The 140 single-family homes which sold so far this year had a median selling price of $382,500 and it took, on average, 65 days for these homes to sell. In addition, 25 parcels of vacant land, 41 half-duplexes, 25 homes on acreage, 15 manufactured homes in parks and 20 manufactured homes on land changed hands so far this year. As of June 30th, there were 509 properties of all types available for purchase through the MLS® in the Fort St. John area.

Fort Nelson: 26 properties worth $5.3 million have sold since January 1st, compared to 42 properties worth $5.6 million in the same period last year. Half of the 9 single-family homes sold since January sold for less than $233,000. These homes took, on average, 136 days to sell. At the end of June, there were 130 properties of all types available for purchase through the MLS® in the Fort Nelson area.

Fraser Fort George Region:

Mackenzie: In the first six months of 2024, 53 properties worth $9.6 million were reported sold through the MLS® in the Mackenzie area, compared to 24 properties worth $5.2 million to June 30, 2023. Half of the 41 single-family homes sold so far this year sold for less than $179,000 and took, on average, 115 days to sell. As of June 30th, there were 63 properties of all types available for purchase through the MLS® in the Mackenzie area.

Prince George: In the City of Prince George, 641 properties worth $306.1 million have changed hands so far this year, compared with 545 properties worth $254 million in the first six months of last year. In the western part of the city, the median price of the 113 single-family homes that have sold through MLS® was $464,900. In the area east of the bypass, the 72 single-family homes that sold had a median price of $405,550. In the northern part of the city 76 single-family homes sold with a median price of $554,400. The 119 single-family homes that sold in the southwest section of the city had a median sale price of $550,000. At the end of June there were 781 properties of all types available for purchase through the MLS® in the City of Prince George.

The BC Northern Real Estate Board (BCNREB) reported 822 sales with a value of $329,166,021 through the Multiple Listing Service® (MLS®) in the first quarter of 2024. This compares with 719 sales worth $266,872,956 to the end of March 2023. As of March 31st, there were 2901 properties of all types available for purchase through the MLS® compared to 2862 at this time last year.

Sales in the BC Northern region remained cool in the first quarter of 2024, with sales activity below the seasonal average for the region during most of the period. At 897 sales on a seasonally adjusted basis, housing market activity in the quarter was about 9 per cent below its historical average. Seasonally adjusted active listings continue to trend upwards, with 1,901 units at the end of March of 2024. The current level of active listings, however, remains well short of the level needed for the market to be balanced if sales return to their historical norms. The average sale price in the board area declined by 1 per cent to roughly $404,000 in the quarter, which is about 6 per cent from its peak in the second quarter of 2020. The seasonally adjusted average days on market rose to 81, the highest level since 2011.

Markets around the Board region varied. Seasonally adjusted sales rose from the prior quarter in Prince George, Kitimat, Smithers, Terrace, and Williams Lake, while declining in Prince Rupert, 100 Mile House, Fort St John, and Quesnel. Overall, the housing market in the BC Northern Board area remains cool amid high borrowing costs and prices. However, fixed-rate mortgage costs have declined substantially in recent months as markets price in Bank of Canada rate cuts that are expected to begin in June. As these expectations become certainties, mortgage rates may fall somewhat further, providing a tailwind for sales in the region and encouraging a recovery in sales in the spring.

Cariboo Region

100 Mile House and area: A total of 62 (56) properties of all types worth $24.2 million ($21.7 million) have been sold by REALTORS® in the area since the beginning of the year. In the first three months of 2024, 19 single-family homes, 14 parcels of vacant land and 14 homes on acreage changed hands. At the end of the quarter there were 296 (222) properties available for purchase through the MLS®.

Williams Lake: 75 (52) properties have sold so far this year through MLS® in the Williams Lake area. The value of these properties was $29.8 million ($16.7). In addition to the 28 single-family homes sold, 14 homes on acreage, 8 manufactured homes in parks, and 6 manufactured homes on land have changed hands in the first quarter. As of March 31st, there were 180 (179) properties listed on the MLS® in the Williams Lake area.

Quesnel: In the Quesnel area REALTORS® reported 50 (48) sales worth $16 million ($13.4 million) in the first three months of 2024. In addition to the 14 single-family homes that sold, 9 parcels of vacant land and 15 homes on acreage have sold this year. There were 173 (188) properties of all types available for purchase through MLS® in the Quesnel area as of March 31st.

Northwest Region

Iskut/Atlin: 1 property worth $48,000 has changed hands in 2024; compared to 4 properties worth $1 million in 2023. As of March 31st, there were 11 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 2 properties worth $322,000 have changed hands in 2024; compared to 5 properties worth $888,000 in 2023. As of March 31st, there were 24 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 34 (27) properties worth $11 million ($11.2 million) have sold through the MLS® so far this year. Of those 34 properties sold, 22 were single-family residential properties and 2 were manufactured homes on land. As of March 31st, there were 145 (134) properties of all types available for purchase through the MLS® in the Prince Rupert area.

Terrace: REALTORS® in the Terrace area sold 61 (48) properties in the first quarter of 2024. The value of these properties was $28.3 million ($19.3 million). 32 single-family homes, 4 manufactured homes in parks, and 5 manufactured homes on land have changed hands since January 1st. As of March 31st, there were 138 (195) properties of all types available for sale in the Terrace area.

Kitimat: In the first quarter of 2024, 36 (31) properties worth $12.9 million ($10.1 million) have been reported sold. Of those 36 properties, 27 were single-family homes and 3 were half-duplexes. At the end of March there were 105 (94) properties of all types available for sale through MLS® in the Kitimat area.

Bulkley Nechako Region

Smithers: REALTORS® in the Smithers area reported 32 (24) sales with a value of $15.7 million ($11.9 million) to March 31st, 2024. In addition to the 13 single-family homes that sold, 3 homes on acreage, and 1 manufactured home in a park changed hands this year. At the end of the first quarter there were 76 (79) properties of all types available for purchase through the MLS® in the Smithers area.

Burns Lake: 8 (10) properties worth $1.8 million ($2.8 million) have changed hands since January 1st. At the end of March there were 72 (57) properties of all types available for sale through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® in the Vanderhoof area reported 15 (21) sales worth $4.6 million ($7.2 million) in the first quarter of 2024. At the end of March there were 68 (59) properties available for purchase through the MLS® in the Vanderhoof area.

Fort St. James: In the first quarter of 2024 there were 9 (4) sales worth $1.9 million ($1.2 million) in the Fort St. James area. As of March 31st, there were 32 (27) properties available on the MLS® in the area.

Northern Region

Fort St. John: In the Fort St. John area, 108 (117) properties worth $40.6 million ($46.6 million) changed hands in the first quarter of 2024. In addition to the 50 single-family homes sold, 9 half-duplexes, 4 homes on acreage, 4 manufactured homes in parks and 9 manufactured homes on land have sold since January 1st. At the end of March there were 464 (453) properties of all types available for purchase through the MLS® in the Fort St. John region.

Fort Nelson: 15 (17) properties worth $2.3 million ($2.1 million) were reported sold through the MLS® since the beginning of the year. At the end of March there were 108 (112) properties available for purchase through the MLS® in the Fort Nelson area.

Fraser Fort George Region

Mackenzie: Since January 1st 22 (10) properties worth $3.5 million ($2 million) have changed hands. As of March 31st, there were 55 (58) properties available for purchase through the MLS® in the Mackenzie area.

City of Prince George: 237 (186) properties of all types, worth $116.8 million ($81.4 million), have changed hands in the first 3 months of 2024 in the City of Prince George. In the western part of the City, the median price of the 46 single-family homes that have sold on MLS® was $ $462,450 ($425,000).  In the area east of the by-pass, the 29 single-family homes that sold had a median value of $ $430,000 ($370,000). In the northern part of the city, commonly referred to as “the Hart”, 24 single-family homes sold with a median price of $542,450 ($465,000).  In the southwestern section of the city, 38 homes have sold since January with a median price of $532,500 ($590,000). At the end of March there were 650 (685) properties of all types available on the MLS® within the city limits.

The REALTOR® members of the BC Northern Real Estate Board (BCNREB) reported 4233 property sales worth $1.7 billion in 2023 through the Multiple Listing Service® (MLS®), down from last year’s 5071 sales worth $2 billion.

Sales in the BC Northern region declined in all three months of the final quarter of 2023. At 867 seasonally adjusted sales, the fourth quarter total was the third-lowest level since the start of the COVID-19 pandemic. Seasonally adjusted active listings continued to rise and, with 1,913 units in the fourth quarter, are now just 7 per cent below the number of listings active on the MLS® system in the Northern board area when the pandemic began. The current level of active listings, however, remains well short of the level needed for the market to be balanced if sales return to their historical norms. The average price in the board declined to roughly $408,000 in the fourth quarter, roughly 5 per cent from its peak in the second quarter of 2020. The seasonally adjusted average days on market rose to 72.

Markets around the Board region varied. Sales rose from the prior quarter in Prince Rupert, Quesnel, 100 Mile House, and Williams Lake, while declining in Kitimat, Prince George, Fort St John, Smithers, and Terrace. Overall, the housing market in the BC Northern Board area remains soft as high interest rates have constrained affordability for buyers. However, fixed-rate mortgage rates have declined in recent months as financial markets price in expectations that the Bank of Canada will cut its overnight rate in 2024. As these expectations become certainties, mortgage rates will fall further, which is likely to provide a tailwind for sales in the region and encourage a recovery in sales in the spring.

By Region

Cariboo Region

100 Mile House: 371 properties worth $158.5 million sold this year through MLS®, compared with 490 properties worth $209.9 million in 2022. The 125 single-family homes that sold in 2023 had a median value (half sold for less) of $475,000. In addition, 80 parcels of vacant land, 99 homes on acreage, 29 manufactured homes on land, 18 manufactured homes in parks, and 11 recreational properties changed hands in 2023. At the end of December, there were 230 properties of all types available for sale through MLS® in the 100 Mile House area, up from the 75 properties at the end of 2022.

Williams Lake: 369 sales worth $141 million were reported through MLS® in 2023, down from 442 sales worth $169.7 million the previous year. Half of the 119 single-family homes sold in 2023 sold for less than $456,000. 39 parcels of vacant land, 95 homes on acreage, 20 townhouses, 36 manufactured homes in parks and 30 manufactured homes on land were also sold in 2023. At the end of December, there were 149 properties of all types available through MLS® in the Williams Lake area, up from the 55 properties at the same time last year.

Quesnel: 310 properties changed hands in 2023 through MLS®, down from 386 that were sold in 2022. The value of these properties was $104.5 million ($124.7 million in 2022). The median value of the 134 single-family homes sold in 2023 was $379,250. In addition, 32 parcels of vacant land, 62 homes on acreage, 27 manufactured homes in parks and a further 32 on land were reported sold in 2023. At year-end, there were 164 properties of all types available for purchase through MLS® in the Quesnel area, up from 67 properties at the end of 2022.

Northwest Region

Iskut/Atlin: 9 properties worth $7.7 million have changed hands in 2023; compared to 3 properties worth $1.3 million in 2022. As of December 31st, there were 9 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 27 properties worth $8.1 million have changed hands in 2023; compared to 40 properties worth $13.1 million in 2022. As of December 31st, there were 17 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 156 properties worth $61.8 million changed hands in 2023 compared with 192 properties worth $88.9 million in 2022. Half of the 107 single-family homes sold in 2023 sold for less than $420,000. In addition, 13 parcels of vacant land, 7 townhouses and 4 half-duplexes sold in 2023. At year-end, there were 125 properties of all types available through MLS® in the Prince Rupert area, up from the 34 properties at the same time last year.

Terrace: 271 properties sold in 2023 were worth $116.2 million compared with 2022’s 277 properties worth $114.8 million. Of the 147 single-family homes that changed hands, half sold for less than $499,900. In addition, 15 parcels of vacant land, 25 homes on acreage, 24 manufactured homes in parks and a further 25 on land sold in 2023. As of December 31st, there were 130 properties of all types available through MLS® in the Terrace area, up from the 45 properties available at December 31, 2022.

Kitimat: 184 properties worth $85.7 million changed hands in 2023 compared to the 202 properties worth $72.8 million that sold in 2022. The median value of the 115 single-family homes sold in 2023 was $375,000. In addition, 28 half-duplexes and 19 townhouses were sold. At year-end, there were 90 properties of all types available in the Kitimat area, which is up from 37 at December 31, 2022.

Bulkley Nechako Region

Houston: 55 properties worth $16.7 million changed hands in 2023, compared to the 73 properties worth $21.8 million that sold in 2022. The median value of the 24 single-family homes sold was $229,950. As of December 31st, there were 38 properties of all types available in the Houston area.

Smithers: REALTORS® reported 157 sales worth $80.8 million in 2023, compared to 175 sales worth $82.7 million in 2022. The median value of the 70 single-family homes that sold in 2023, was $495,000. 10 parcels of vacant land, 42 homes on acreage, 12 manufactured homes in parks and a further 6 on land also changed hands in 2023. At year-end, there were 57 properties of all types available in the Smithers area, compared with 25 at December 31, 2022.

Burns Lake: 52 properties with a value of $15 million sold in 2023 compared with 70 worth $18.9 million in 2022. Half of the 15 single-family homes that sold, sold for less than $325,800. 16 parcels of vacant land, 18 homes on acreage and 1 manufactured home on land also changed hands in 2023. As of December 31st, there were 61 properties of all types available through MLS® in the Burns Lake area, up from 27 at the end of 2022.

Vanderhoof: 117 properties sold in 2023 were worth $42.5 million, compared with 2022’s 103 properties worth $33.2 million. Of the 43 single-family homes that sold in 2023, half sold for less than $295,000. In addition, 18 parcels of vacant land, 31 homes on acreage, 4 manufactured homes in parks and a further 9 manufactured homes on land changed hands in 2023. As of December 31st, there were 53 properties of all types available through MLS® in the Vanderhoof area, compared with 23 properties a year ago.

In Fort St. James 37 properties worth $9.7 million sold in 2023, compared to 61 properties worth $13 million in 2022. At year-end, there were 32 properties of all types available through MLS® in the Fort St. James area, compared to 8 at the same time last year.

Northern Region

Fort St. John: 587 properties with a value of $236 million sold in 2023, down from 653 properties worth $271.4 million that sold in 2022. Of the 258 single-family homes sold in 2023, half sold for less than $378,500. In addition, 24 parcels of vacant land, 65 half-duplexes, 52 homes on acreage, 22 manufactured homes in parks and a further 61 on land sold in 2023. At the end of December, there were 444 properties of all types available through MLS® in the Fort St. John area, up from the 198 properties at the end of 2022.

Fort Nelson: 74 properties sold through MLS® in 2023 were worth $14.6 million, down from 2022’s 82 properties worth $14 million. Half of the 31 single-family homes sold in 2023, sold for less than $125,000. There were 5 homes on acreage and 3 townhouses also sold in 2023. As of December 31st, there were 86 properties of all types available through MLS® in the Fort Nelson area, up from the 35 properties on December 31, 2022.

Fraser Fort George Region

Mackenzie: 61 properties worth $11.3 million were reported sold in 2023, compared with 2022’s 111 properties worth $19.2 million. The median value of the 43 single-family homes that sold in 2023 was $185,000. At year-end, there were 60 properties of all types available through MLS® in the Mackenzie area, up from the 36 properties at the same time in 2022.

Prince George: 1132 properties worth $512.5 million sold in 2023, compared with 1376 properties worth $637.4 million in 2022. At year-end, there were 595 properties of all types available through MLS® compared to 203 properties at the end of 2022.

In the area west of the by-pass, half of the 195 single-family homes sold in 2023, sold for less than $451,000. As well, 46 apartment units and 36 townhouses changed hands in 2023. As of December 31st, there were 47 single-family homes available through MLS® in this area of the City, compared to 11 at the same time last year.

East of the by-pass 32 apartment units, 11 half-duplexes, and 29 townhouses sold in 2023. The 143 single-family homes sold had a median value of $370,000. At the end of December there were 40 single-family homes available for sale through MLS® in this area compared with 10 at the end of 2022.

In the northern part of the city, 23 homes on acreage, 29 manufactured homes in parks and a further 44 manufactured homes on land sold in 2023. Of the 133 single-family homes sold, half sold for less than $510,000. As of December 31st, there were 23 single-family homes available through MLS® in this area of the City compared with 12 at the end of 2022.

In the southwest sector 14 half-duplexes, 18 townhouses, 5 homes on acreage, 9 manufactured homes in parks and a further 10 manufactured homes on land sold in 2023. Half of the 198 single-family homes sold in 2023 sold for less than $593,500. At year-end, there were 40 single-family homes available for sale through MLS® in the southwest sector, compared with the 16 at the end of 2022.

The BC Northern Real Estate Board reports 3354 properties worth $1.4 billion sold through the Multiple Listing Service® (MLS®) in the first nine months of 2023. At this time last year, 4210 properties worth $1.7 billion had changed hands. As of September 30th, there were 3428 properties of all types available for sale through the MLS®, up from 1245 properties at the end of September last year.

Sales in the BC Northern region continued to gradually recover in the third quarter of 2023, rising to 960 sales on a seasonally adjusted basis, up from this time last year but still below average for the region. Active listings remain hit 1,741 on a seasonally adjusted basis, a level which the region has been stuck at since this time last year. This level of active listings is below balanced market levels and also well below the level of listings that prevailed prior to the pandemic. The average price for the board hovered around $408,000 in the third quarter, a level not far from the peak of $431,000 which was hit in the second quarter of 2022. The seasonally adjusted average days on market were largely unchanged from the previous quarter at 73.

Markets around the Board region varied. Sales rose from the prior quarter in Prince George, Prince Rupert, Fort St John, 100 Mile House, and Williams Lake, while declining in Kitimat, Smithers, Terrace, and Quesnel. Overall, the housing market in the BC Northern Board area remains soft as high and rising interest rates have constrained affordability for buyers. With mortgage rates expected to remain high into 2024 amid softening labour markets and economic growth, sales are anticipated to remain cool into 2024.

By Region:

Cariboo Region:

100 Mile House: So far, this year 292 properties worth $121.5 million have changed hands, compared to 422 properties worth $185.7 million to the end of September in 2022. Half of the 102 single-family homes that have sold, sold for less than $475,000 and took, on average, 74 days to sell. In addition, 67 parcels of vacant land, 69 homes on acreage, 15 manufactured homes in parks and a further 24 manufactured homes on land, as well as 9 recreational properties have sold this year. As of September 30th, there were 408 properties of all types available for purchase through the MLS® in the 100 Mile House area.

Williams Lake: 277 properties worth $104.5 million have sold in the first nine months, compared to 353 properties worth $138.5 million in the same period last year. Of the 90 single-family homes sold to the end of September, half sold for less than $468,500 and these homes took, on average, 50 days to sell. In addition, 31 parcels of vacant land, 16 townhomes, 69 homes on acreage, and 27 manufactured homes in parks and a further 24 on land, have sold this year. At the end of September, there were 236 properties of all types available for purchase through MLS® in the Williams Lake area.

Quesnel: To the end of September, 245 properties worth $82.6 million sold through MLS® compared to 330 properties worth $106.5 million to the end of the third quarter of 2022. Half of the 105 single-family homes sold so far this year, sold for less than $390,000 and took, on average, 63 days to sell. Also changing hands this year were 25 parcels of vacant land, 49 homes on acreage, 22 manufactured homes in parks and 26 manufactured homes on land. At the end of September, there were 238 properties of all types available for purchase through the MLS® in the Quesnel area.

Northwest Region:

Iskut/Atlin: 6 properties worth $1.6 million have changed hands so far this year, compared to 3 properties worth $1.3 million in 2022. At the end of September, there were 13 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 20 properties worth $6.8 million have changed hands so far this year in the Hazelton/Highway 37 area, compared to 34 properties worth $11.1 million in 2022. At the end of September, there were 30 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 115 properties worth $46.6 million changed hands so far this year in the Prince Rupert area, compared with 151 properties worth $71.1 million to the end of September 2022. Of the 71 single-family homes that have changed hands this year, half sold for less than $437,500 and on average, took 85 days to sell. As of September 30th, there were 158 properties of all types available through the MLS® in the Prince Rupert area.

Terrace: In the first nine months of the year, 222 properties worth $95.9 million were reported sold in the Terrace area, compared to 232 properties worth $95.6 million during the same period last year. Half of the 118 single-family homes that have sold so far this year, sold for less than $494,400 and these homes took, on average, 58 days to sell. Also changing hands were 13 parcels of vacant land, 22 homes on acreage, 19 manufactured homes in parks and 21 manufactured homes on land. At the end of September, there were 187 properties of all types available through the MLS® in the Terrace area.

Kitimat: 148 properties worth $73.6 million have changed hands in the first nine months of 2023, compared to 167 properties worth $58.9 million to September 30, 2022. Of the 92 single-family homes sold so far this year, half sold for less than $375,000. These homes took, on average 71 days to sell.  In addition, 22 half duplexes and 18 townhomes were also sold this year. At the end of September there were 115 properties of all types available through the MLS® in the Kitimat area.

Bulkley Nechako Region:

Houston: To the end of September, 43 properties worth $10.6 million sold in the Houston area, compared with 55 properties worth $14.7 million in the same period last year. At the end of September, there were 46 properties of all types available for purchase through MLS® in the Houston area.

Smithers: As of September 30th, 124 properties worth $61.5 million changed hands in the Smithers area, compared with 138 properties worth $66.4 million in the first nine months of 2022. Half of the 60 single-family homes sold so far this year, sold for less than $500,000 and these homes took, on average, 70 days to sell. Also changing hands this year were 8 parcels of vacant land, 34 homes on acreage, 6 manufactured homes in parks and 5 manufactured homes on land. As of September 30th, there were 84 properties of all types available through the MLS® in the Smithers area.

Burns Lake: So far this year 41 properties worth $12.1 million have been reported sold through MLS® compared to 60 properties worth $16.5 million in the first nine months of 2022. At the end of September, there were 70 properties of all types available for sale through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® assisted in the sale of 89 properties worth $33.1 million in the first nine months of the year compared with 76 properties worth $25.8 million at the same time last year. Half of the 34 single-family homes sold so far this year, sold for less than $302,000 and these homes took, on average, 76 days to sell. Also changing hands were 10 parcels of vacant land and 23 homes on acreage. At the end of September, there were 95 properties of all types available through MLS® in the Vanderhoof area.

Fort St. James: 31 properties worth $7.4 million were reported sold to the end of September, compared to 50 properties worth $11 million in the same period last year. As of September 30th, there were 41 properties of all types available for purchase through MLS® in the Fort St. James area.

Northern Region:

Fort St. John: As of September 30th, 460 properties worth $181.7 million were reported sold in the area, compared to 534 properties worth $219.5 million to September 30, 2022. Half of the 209 single-family homes sold so far this year, sold for less than $379,900; these homes took, on average, 73 days to sell. In addition, 14 parcels of vacant land, 55 half duplexes, 43 homes on acreage, 18 manufactured homes in parks and a further 42 manufactured homes on land, were reported sold. At the end of September, there were 526 properties of all types available for purchase through MLS® in the Fort St. John area.

Fort Nelson: 57 properties worth $8.6 million have sold in the first nine months of 2023, compared with 68 properties worth $12 million to the end of September 2022. Of the 25 single-family homes sold so far, half sold for less than $120,000. On average these homes took 92 days to sell. Also changing hands were 3 homes on acreage, 6 manufactured homes in parks and 13 manufactured homes on land. As of September 30th, there were 92 properties of all types available for purchase through MLS® in the Fort Nelson area.

Fraser Fort George Region:

Mackenzie: In the first nine months of 2023, 47 properties worth $9 million were reported sold through MLS® in the Mackenzie area, compared with 97 properties worth $16.8 million to September 30, 2022. Half of the 34 single-family homes sold so far this year, sold for less than $183,500 and these homes took, on average, 83 days to sell. At the end of September, there were 74 properties of all types available for purchase through MLS® in the Mackenzie area.

Prince George: In the City of Prince George, to the end of September 924 properties worth $432 million changed hands, compared with 1158 properties worth $536.5 million to September 30, 2022. In the western part of the City the median price of the 158 homes sold this year, was $449,700. In the area east of the By-pass, the 117 single-family homes that sold had a median price of $375,000. In the northern part of the City, the 115 single-family homes sold had a median price of $510,000. In the southwest section of the city, the median price of the 170 single-family homes sold was $591,000. At the end of September, there were 708 properties of all types available for purchase through MLS® in the City of Prince George.

The BC Northern Real Estate Board has donated $3,000 to the Red Cross' "BC Fire Relief Fund" to support those affected by wildfires.

British Columbia is currently experiencing its most devastating wildfire season on record, and the threat persists as we move into the fall. Over 11,000 individuals have had their lives disrupted by evacuation, and many more continue to live with the ongoing stress of evacuation alerts. An estimated 400 structures have been lost to the fires, leaving communities facing the task of recovery.

"Our hearts go out to the resilient people in the Okanagan and across BC who have been affected by evacuations and loss," states Breanne Cote, Chair of the BC Northern Real Estate Board. "We know from experience of past wildfires that the journey of reconstruction will pose challenges, yet it is achievable with support."
