The BC Northern Real Estate Board (BCNREB) reported 825 sales with a value of $348,068,856 through the Multiple Listing Service® (MLS®) in the first quarter of 2026. This compares with 911 sales worth $366,534,616 to the end of March 2025. As of March 31st, there were 2923 properties of all types available for purchase through the MLS® compared to 2660 at this time last year.

Sales in the BC Northern region in the first quarter of 2026 ticked downward from a slower previous quarter. At 954 sales on a seasonally adjusted basis, housing market activity was 9.1 per cent below historical averages and 8.1 per cent below the level of Q1 2025. With 1,762 active listings at the end of March 2026 (seasonally adjusted), the region remains about 20 per cent below average long-term levels of inventory. The average sale price in the board area fell to $433,250, 0.7 per cent below the previous quarter.

Market activity took a broader downturn throughout the board region. Seasonally adjusted sales rose from the prior quarter in only Quesnel and Williams Lake. Meanwhile, seasonally adjusted sales fell in Prince Rupert, Fort St. John, Kitimat, 100 Mile House, Prince George, Terrace, and Smithers. The sales-to-active listings ratio fell to 18 per cent, keeping Northern markets near the higher end of balanced conditions. Worsening market activity may reflect ongoing weakness in the Northern economy, exacerbated by US tariffs that directly hinder several key regional industries. Moreover, the Bank of Canada’s policy direction remains increasingly uncertain amidst sharp oil price shocks and weak economic conditions. Looking ahead, the North is looking for prolonged stability in the global economy and a tariff-free renegotiation of the USMCA to reignite growth. We hope these two factors, coupled with relatively favorable affordability conditions, will strengthen regional sales through the second half of the year.

Cariboo Region

100 Mile House and area: A total of 55 (66) properties of all types worth $19 million ($27.9 million) have been sold by REALTORS® in the area since the beginning of the year. In the first three months of 2026, 13 single-family homes, 19 parcels of vacant land and 8 homes on acreage changed hands. At the end of the quarter there were 400 (341) properties available for purchase through the MLS®.

Williams Lake: 76 (74) properties have sold so far this year through MLS® in the Williams Lake area. The value of these properties was $31.8 million ($27 million). In addition to the 27 single-family homes sold, 20 homes on acreage, 9 manufactured homes in parks, and 4 manufactured homes on land have changed hands in the first quarter. As of March 31st, there were 188 (162) properties listed on the MLS® in the Williams Lake area.

Quesnel: In the Quesnel area REALTORS® reported 61 (54) sales worth $21.1 million ($17.2 million) in the first three months of 2026. In addition to the 19 single-family homes that sold, 6 parcels of vacant land and 12 homes on acreage have sold this year. There were 182 (177) properties of all types available for purchase through MLS® in the Quesnel area as of March 31st.

Northwest Region

Iskut/Atlin: 1 property worth $90,000 changed hands in 2026 ; compared to 0 properties in 2025. As of March 31st, there were 7 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 4 properties worth $855,500 have changed hands in 2026; compared to 7 properties worth $1.5 million in 2025. As of March 31st, there were 29 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 26 (27) properties worth $9 million ($13 million) have sold through the MLS® so far this year. Of those 26 properties sold, 20 were single-family residential properties and 2 were half-duplexes. As of March 31st, there were 101 (114) properties of all types available for purchase through the MLS® in the Prince Rupert area.

Skidegate & Sandspit, Masset & Haida Gwaii Rural: This is a new subarea which was added to the statistics. These statistics used to be a part of the Prince Rupert statistics. 2 properties worth $260,000 have changed hands in 2026; compared to 3 properties worth $1.2 million in 2025. As of March 31st, there were 29 properties of all types available through the MLS® in the Skidegate & Sandspit, Masset & Haida Gwaii Rural area.

Terrace: REALTORS® in the Terrace area sold 50 (58) properties in the first quarter of 2026. The value of these properties was $21.9 million ($28.2 million). 23 single-family homes, 5 manufactured homes in parks, and 1 manufactured home on land have changed hands since January 1st. As of March 31st, there were 120 (133) properties of all types available for sale in the Terrace area.

Kitimat: In the first quarter of 2026, 37 (27) properties worth $12.9 million ($10.8 million) have been reported sold. Of those 37 properties, 22 were single-family homes and 3 were half-duplexes. At the end of March there were 83 (83) properties of all types available for sale through MLS® in the Kitimat area.

Bulkley Nechako Region

Smithers: REALTORS® in the Smithers area reported 19 (28) sales with a value of $13.5 million ($12.4 million) to March 31st, 2026. In addition to the 10 single-family homes that sold, 6 homes on acreage, and 2 parcels of vacant land changed hands this year. At the end of the first quarter there were 104 (55) properties of all types available for purchase through the MLS® in the Smithers area.

Burns Lake: 10 (11) properties worth $4.4 million ($4 million) have changed hands since January 1st. At the end of March there were 55 (54) properties of all types available for sale through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® in the Vanderhoof area reported 27 (27) sales worth $7.2 million ($9.6 million) in the first quarter of 2026. At the end of March there were 81 (66) properties available for purchase through the MLS® in the Vanderhoof area.

Fort St. James: In the first quarter of 2026 there were 12 (9) sales worth $3.8 million ($2.3 million) in the Fort St. James area. As of March 31st, there were 37 (33) properties available on the MLS® in the area.

Northern Region

Fort St. John: In the Fort St. John area, 132 (149) properties worth $59.1 million ($56.1 million) changed hands in the first quarter of 2026. In addition to the 56 single-family homes sold, 16 half-duplexes, 11 homes on acreage, 2 manufactured homes in parks and 9 manufactured homes on land have sold since January 1st. At the end of March there were 384 (366) properties of all types available for purchase through the MLS® in the Fort St. John region.

Fort Nelson: 5 (13) properties worth $1.1 million ($3.6 million) were reported sold through the MLS® since the beginning of the year. At the end of March there were 96 (105) properties available for purchase through the MLS® in the Fort Nelson area.

Fraser Fort George Region

Mackenzie: Since January 1st 7 (17) properties worth $1.7 million ($2.6 million) have changed hands. As of March 31st, there were 45 (54) properties available for purchase through the MLS® in the Mackenzie area.

City of Prince George: 226 (279) properties of all types, worth $112.7 million ($124.1 million), have changed hands in the first 3 months of 2026 in the City of Prince George. In the western part of the City, the median price of the 40 single-family homes that have sold on MLS® was $467,000 ($459,000). In the area east of the by-pass, the 34 single-family homes that sold had a median value of $ $418,250 ($366,000). In the northern part of the city, commonly referred to as “the Hart”, 26 single-family homes sold with a median price of $611,450 ($555,000). In the southwestern section of the city, 40 homes have sold since January with a median price of $585,000 ($560,000). At the end of March there were 703 (565) properties of all types available on the MLS® within the city limits.

BC Northern Real Estate Board of Directors 2026-2027

PRINCE GEORGE, BC - The BC Northern Real Estate Board (BCNREB) is pleased to announce that Vanita Des Mazes was elected Chair for the 2026-2027 term which began at the Board’s AGM on April 10, 2026. 

Vanita is an Associate Broker with RE/MAX Bulkley Valley, and has been licensed since 2018. Vanita has been involved with the following committees: the Provincial and Federal Government Liaison Committees, the Audit Committee, and the Finance Committee.

Chair Vanita Des Mazes remarked, "As Chair, my goal is to foster collaboration, encourage open and honest conversations, and keep us focused on what matters most — supporting our members and serving our communities with professionalism and integrity."

This year marks the Board's 60th anniversary. Founded in 1966, BCNREB is the professional association representing over 410 REALTORS® in the north and north central regions of British Columbia. BCNREB members adhere to a strict REALTOR® Code of Ethics and standards of business practice and remain informed and knowledgeable through required professional development. 

Joining Des Mazes as Officers of the Board are Vice Chair Leah Mayer and Past Chair Victor Khong.

The REALTOR® members of the BC Northern Real Estate Board (BCNREB) reported 4750 property sales worth $2.1 billion in 2025 through the Multiple Listing Service® (MLS®), up from last year’s 4665 sales worth $1.9 billion.

Sales in the BC Northern region in the fourth quarter of 2025 ticked downward from a close-to average previous quarter. At 1,008 sales on a seasonally adjusted basis, housing market activity was 4.2 per cent below historical averages and 7.2 per cent below the level of Q4 2024. With 1,811 active listings at the end of December 2025 (seasonally adjusted), the region remains about 30 per cent below what we consider healthy long-term levels of inventory. The average sale price in the board area fell to $436,495, 4.2 per cent below the previous quarter.

Market activity took a broader downturn throughout the board region. Seasonally adjusted sales rose from the prior quarter in only Terrace and Smithers. Meanwhile, seasonally adjusted sales fell in Prince Rupert, Quesnel, Fort St. John, Kitimat, 100 Mile House, Prince George, and Williams Lake. Overall, despite weakened sales activity in the fourth quarter, the board region had 4,070 residential sales in 2025, surpassing 2024 while falling just shy of its long-run average. The sales-to-active listings ratio fell to 18.5 per cent, keeping Northern markets within balanced conditions, edging towards a seller's market. However, slower quarterly sales activity relative to Q4 2024 and the preceding quarters of 2025 may reflect the lingering effects of tariffs on the bedrock industries of the Northern economy. Looking ahead, the North and the rest of Canada will be crossing their fingers for an ultimate trade resolution with the US, such that prospective buyers re-enter the market and stimulate a strong recovery throughout the province.

By Region (The following statistics are not seasonally adjusted.)

Cariboo Region

100 Mile House: 420 properties worth $188.4 million sold this year through MLS®, compared with 374 properties worth $175.1 million in 2024. The 125 single-family homes that sold in 2025 had a median value (half sold for less) of $515,000. In addition, 110 parcels of vacant land, 101 homes on acreage, 30 manufactured homes on land, 9 manufactured homes in parks, and 19 recreational properties changed hands in 2025. At the end of December, there were 278 properties of all types available for sale through MLS® in the 100 Mile House area, up from the 258 properties at the end of 2024.

Williams Lake: 393 sales worth $165 million were reported through MLS® in 2025, down from 423 sales worth $184.9 million the previous year. Half of the 130 single-family homes sold in 2025 sold for less than $496,500. 29 parcels of vacant land, 82 homes on acreage, 31 townhouses, 41 manufactured homes in parks and 38 manufactured homes on land were also sold in 2025. At the end of December, there were 186 properties of all types available through MLS® in the Williams Lake area, up from the 133 properties at the same time last year.

Quesnel: 345 properties changed hands in 2025 through MLS®, up from 313 that were sold in 2024. The value of these properties was $118.2 million ($112.8 million in 2024). The median value of the 120 single-family homes sold in 2025 was $375,000. In addition, 58 parcels of vacant land, 67 homes on acreage, 31 manufactured homes in parks and 39 manufactured homes on land were reported sold in 2025. At year-end, there were 162 properties of all types available for purchase through MLS® in the Quesnel area, up from 132 properties at the end of 2024.

Northwest Region

Iskut/Atlin: 6 properties worth $3 million have changed hands in 2025; compared to 3 properties worth $316,000 in 2024. As of December 31st, there were 7 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 37 properties worth $10.9 million have changed hands in 2025; compared to 20 properties worth $6.5 million in 2024. As of December 31st, there were 30 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 159 properties worth $68.3 million changed hands in 2025 compared with 166 properties worth $65.4 million in 2024. Half of the 114 single-family homes sold in 2025 sold for less than $445,000. In addition, 10 parcels of vacant land, 4 homes on acreage, and 6 half-duplexes sold in 2025. At year-end, there were 121 properties of all types available through MLS® in the Prince Rupert area, up slightly from the 119 properties at the same time last year.

Terrace: 290 properties sold in 2025 were worth $152.3 million compared with 2024’s 274 properties worth $120.1 million. Of the 159 single-family homes that changed hands, half sold for less than $545,000. In addition, 15 parcels of vacant land, 33 homes on acreage, 16 manufactured homes in parks and 11 manufactured homes on land sold in 2025. As of December 31st, there were 129 properties of all types available through MLS® in the Terrace area, up from the 117 properties available at December 31, 2024.

Kitimat: 164 properties worth $68.1 million changed hands in 2025 compared with 183 properties worth $67.6 million in 2024. The median value of the 122 single-family homes sold in 2025 was $419,500. In addition, 14 half-duplexes and 7 townhouses were sold. At year-end, there were 81 properties of all types available in the Kitimat area, which is down from 89 at December 31, 2024.

Bulkley Nechako Region

Houston: 60 properties worth $16.1 million changed hands in 2025, compared to the 61 properties worth $16.4 million that sold in 2024. The median value of the 28 single-family homes sold was $313,500. As of December 31st, there were 33 properties of all types available in the Houston area.

Smithers: REALTORS® reported 161 sales worth $85.9 million in 2025, compared to 160 sales worth $82.2 million in 2024. The median value of the 66 single-family homes that sold in 2025 was $517,500. 18 parcels of vacant land, 37 homes on acreage, 15 manufactured homes in parks and a further 4 on land also changed hands in 2025. At year-end, there were 80 properties of all types available in the Smithers area, compared with 53 at December 31, 2024.

Burns Lake: 66 properties with a value of $20.8 million sold in 2025, the same number of properties sold in 2024, and they were worth $19.9 million. Half of the 25 single-family homes that sold, sold for less than $310,000. 13 parcels of vacant land, 18 homes on acreage and 5 manufactured homes on land also changed hands in 2025. As of December 31st, there were 51 properties of all types available through MLS® in the Burns Lake area, down slightly from 54 at the end of 2024.

Vanderhoof: 131 properties sold in 2025 were worth $45 million, compared with 2024’s 130 properties worth $44.6 million. Of the 54 single-family homes that sold in 2025, half sold for less than $310,000. In addition, 12 parcels of vacant land, 39 homes on acreage, 7 manufactured homes in parks and a further 11 manufactured homes on land changed hands in 2025. As of December 31st, there were 55 properties of all types available through MLS® in the Vanderhoof area, compared with 53 properties a year ago.

In Fort St. James 52 properties worth $13.6 million sold in 2025, compared to 54 properties worth $15 million in 2024. At year-end, there were 38 properties of all types available through MLS® in the Fort St. James area, compared to 36 at the same time last year.

Northern Region

Fort St. John: 694 properties with a value of $278.9 million sold in 2025, up from 646 properties worth $242.4 million that sold in 2024. Of the 303 single-family homes sold in 2025, half sold for less than $395,000. In addition, 41 parcels of vacant land, 76 half-duplexes, 68 homes on acreage, 20 manufactured homes in parks and a further 54 on land sold in 2025. At the end of December, there were 352 properties of all types available through MLS® in the Fort St. John area, up from the 331 properties at the end of 2024.

Fort Nelson: 59 properties sold through MLS® in 2025 were worth $10.9 million, up slightly from 2024’s 57 properties worth $9.3 million. Half of the 25 single-family homes sold in 2025, sold for less than $180,000. There were 6 homes on acreage and 16 manufactured homes on land also sold in 2025. As of December 31st, there were 93 properties of all types available through MLS® in the Fort Nelson area, down from 108 properties on December 31, 2024.

Fraser Fort George Region

Mackenzie: 72 properties worth $12.5 million were reported sold in 2025, compared with 84 properties worth $17.4 million in 2024. The median value of the 48 single-family homes that sold in 2025 was $195,000. At year-end, there were 50 properties of all types available through MLS® in the Mackenzie area, down from the 56 properties at the same time in 2024.

Prince George: 1362 properties worth $669.7 million sold in 2025, compared with 1335 properties worth $623.8 million in 2024. At year-end, there were 591 properties of all types available through MLS® compared to 575 properties at the end of 2024.

In the area west of the by-pass, half of the 238 single-family homes sold in 2025, sold for less than $469,450. As well, 26 apartment units and 60 townhouses changed hands in 2025. As of December 31st, there were 32 single-family homes available through MLS® in this area of the City, compared to 14 at the same time last year.

East of the by-pass 24 apartment units, 10 half-duplexes, and 27 townhouses sold in 2025. The 152 single-family homes sold had a median value of $419,500. At the end of December there were 47 single-family homes available for sale through MLS® in this area compared with 32 at the end of 2024.

In the northern part of the city, 22 homes on acreage, 33 manufactured homes in parks and a further 47 manufactured homes on land sold in 2025. Of the 183 single-family homes sold, half sold for less than $577,000. As of December 31st, there were 33 single-family homes available through MLS® in this area of the City compared with 30 at the end of 2024.

In the southwest sector 15 half-duplexes, 39 townhouses, 10 homes on acreage, 9 manufactured homes in parks and a further 5 manufactured homes on land sold in 2025. Half of the 238 single-family homes sold in 2025 sold for less than $600,000. At year-end, there were 34 single-family homes available for sale through MLS® in the southwest sector, compared with the 31 at the end of 2024.

The BC Northern Real Estate Board reports 3764 properties worth $1.6 billion sold through the Multiple Listing Service® (MLS®) in the first nine months of 2025. At this time last year, 3602 properties worth $1.5 billion had changed hands. As of September 30th, there were 3472 properties of all types available for sale through the MLS®, up from 3361 properties at the end of September last year.

Sales in the BC Northern region in the third quarter of 2025 ticked upward from a relatively weaker previous quarter. At 1,049 sales on a seasonally adjusted basis, housing market activity was 1.4 per cent below its 10-year average, and 7.1 per cent above the level of Q3 2024. With 1,716 active listings at the end of September 2025 (seasonally adjusted), the region is roughly 30 per cent below what we consider healthy long-term levels of inventory. The average sale price in the board area rose to $455,864, 0.1 per cent above the previous quarter.

Market activity varied widely across the board region. Seasonally adjusted sales rose from the prior quarter in Williams Lake, Prince George, Terrace, Fort St. John, Kitimat, 100 Mile House, and Prince Rupert, while declining in Smithers and Quesnel. Overall, sales activity in the North strengthened in the third quarter, demonstrating ongoing stability amidst prevailing uncertainties that continue to hamper the most expensive regions in the province. As the sales-to-active listings ratio stabilizes around 20 per cent (1.5 per cent higher than in Q2 2025), Northern markets are nearing the upper threshold of balanced conditions, edging toward seller-market territory. However, the ongoing impact of tariffs has continued to affect many integral industries of the northern economy— and may begin affecting sales activity moving into the final quarter of the year.

By Region:

Cariboo Region:

100 Mile House: So far, this year 334 properties worth $145 million have changed hands, compared to 284 properties worth $133 million to the end of September in 2024. Half of the 95 single-family homes that have sold, sold for less than $510,000 and took, on average, 71 days to sell. In addition, 95 parcels of vacant land, 76 homes on acreage, 7 manufactured homes in parks and a further 26 manufactured homes on land, as well as 15 recreational properties have sold this year. As of September 30th, there were 473 properties of all types available for purchase through the MLS® in the 100 Mile House area.

Williams Lake: 325 properties worth $138 million have sold in the first nine months, compared to 338 properties worth $149.5 million in the same period last year. Of the 110 single-family homes sold to the end of September, half sold for less than $499,750 and these homes took, on average, 28 days to sell. In addition, 22 parcels of vacant land, 23 townhomes, 69 homes on acreage, and 37 manufactured homes in parks and a further 29 on land, have sold this year. At the end of September, there were 257 properties of all types available for purchase through MLS® in the Williams Lake area.

Quesnel: To the end of September, 285 properties worth $101.4 million sold through MLS® compared to 259 properties worth $92 million to the end of the third quarter of 2024. Half of the 107 single-family homes sold so far this year, sold for less than $384,500 and took, on average, 45 days to sell. Also changing hands this year were 45 parcels of vacant land, 53 homes on acreage, 24 manufactured homes in parks and 31 manufactured homes on land. At the end of September, there were 246 properties of all types available for purchase through the MLS® in the Quesnel area.

Northwest Region:

Iskut/Atlin: 3 properties worth $2.5 million have changed hands so far this year, compared to 3 properties worth $316,000 in 2024. At the end of September, there were 10 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 31 properties worth $9.1 million have changed hands so far this year in the Hazelton/Highway 37 area, compared to 17 properties worth $5.6 million in 2024. At the end of September, there were 28 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 121 properties worth $54.5 million changed hands so far this year in the Prince Rupert area, compared with 126 properties worth $50.2 million to the end of September 2024. Of the 86 single-family homes that have changed hands this year, half sold for less than $460,000 and on average, took 56 days to sell. As of September 30th, there were 160 properties of all types available through the MLS® in the Prince Rupert area.

Terrace: In the first nine months of the year, 219 properties worth $120.3 million were reported sold in the Terrace area, compared to 209 properties worth $93.2 million during the same period last year. Half of the 129 single-family homes that have sold so far this year, sold for less than $545,000 and these homes took, on average, 37 days to sell. Also changing hands were 11 parcels of vacant land, 26 homes on acreage, 11 manufactured homes in parks and 7 manufactured homes on land. At the end of September, there were 182 properties of all types available through the MLS® in the Terrace area.

Kitimat: 128 properties worth $52.7 million have changed hands in the first nine months of 2025, compared to 144 properties worth $52.8 million to September 30, 2024. Of the 99 single-family homes sold so far this year, half sold for less than $402,500. These homes took, on average 52 days to sell.  In addition, 10 half duplexes and 5 townhomes were also sold this year. At the end of September there were 103 properties of all types available through the MLS® in the Kitimat area.

Bulkley Nechako Region:

Houston: To the end of September, 46 properties worth $13.5 million sold in the Houston area, compared with 51 properties worth $13.4 million in the same period last year. At the end of September, there were 37 properties of all types available for purchase through MLS® in the Houston area.

Smithers: As of September 30th, 132 properties worth $72 million changed hands in the Smithers area, compared with 130 properties worth $68.5 million in the first nine months of 2024. Half of the 52 single-family homes sold so far this year, sold for less than $524,000 and these homes took, on average, 32 days to sell. Also changing hands this year were 16 parcels of vacant land, 29 homes on acreage, 12 manufactured homes in parks and 4 manufactured homes on land. As of September 30th, there were 98 properties of all types available through the MLS® in the Smithers area.

Burns Lake: So far this year 50 properties worth $16 million have been reported sold through MLS® compared to 47 properties worth $12.7 million in the first nine months of 2024. At the end of September, there were 62 properties of all types available for sale through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® assisted in the sale of 107 properties worth $36.6 million in the first nine months of the year compared with 102 properties worth $36.2 million at the same time last year. Half of the 45 single-family homes sold so far this year, sold for less than $310,000 and these homes took, on average, 78 days to sell. Also changing hands were 9 parcels of vacant land and 30 homes on acreage. At the end of September, there were 91 properties of all types available through MLS® in the Vanderhoof area.

Fort St. James: 42 properties worth $11.2 million were reported sold to the end of September, compared to 43 properties worth $12.6 million in the same period last year. As of September 30th, there were 49 properties of all types available for purchase through MLS® in the Fort St. James area.

Northern Region:

Fort St. John: As of September 30th, 561 properties worth $224.1 million were reported sold in the area, compared to 509 properties worth $189.2 million to September 30, 2024. Half of the 253 single-family homes sold so far this year, sold for less than $392,000; these homes took, on average,48 days to sell. In addition, 33 parcels of vacant land, 65 half duplexes, 54 homes on acreage, 15 manufactured homes in parks and a further 41 manufactured homes on land, were reported sold. At the end of September, there were 429 properties of all types available for purchase through MLS® in the Fort St. John area.

Fort Nelson: 42 properties worth $8.6 million have sold in the first nine months of 2025, compared with 41 properties worth $7 million to the end of September 2024. Of the 18 single-family homes sold so far, half sold for less than $198,500. On average these homes took 84 days to sell. Also changing hands were 5 homes on acreage, 2 manufactured homes in parks and 10 manufactured homes on land. As of September 30th, there were 108 properties of all types available for purchase through MLS® in the Fort Nelson area.

Fraser Fort George Region:

Mackenzie: In the first nine months of 2025, 53 properties worth $9.3 million were reported sold through MLS® in the Mackenzie area, compared with 69 properties worth $12.5 million to September 30, 2024. Half of the 37 single-family homes sold so far this year, sold for less than $195,000 and these homes took, on average, 97 days to sell. At the end of September, there were 71 properties of all types available for purchase through MLS® in the Mackenzie area.

Prince George: In the City of Prince George, to the end of September 1066 properties worth $525.7 million changed hands, compared with 1004 properties worth $476.7 million to September 30, 2024. In the western part of the City the median price of the 173 homes sold this year, was $474,000. In the area east of the By-pass, the 120 single-family homes that sold had a median price of $419,500. In the northern part of the City, the 138 single-family homes sold had a median price of $585,000. In the southwest section of the city, the median price of the 191 single-family homes sold was $605,000. At the end of September, there were 713 properties of all types available for purchase through MLS® in the City of Prince George.

The BC Northern Real Estate Board (BCNREB) reports 2345 properties sold through the Multiple Listing Service® (MLS®) in the first six months of 2025, up from the 2281 sales reported in the first half of 2024. The value of these properties was $1 billion compared with $938 million in 2024. At the end of June, there were 3627 properties of all types available for purchase through the MLS® of BCNREB, up from 3597 at the same time last year.

Sales in the BC Northern region in the second quarter of 2025 ticked slightly downward from the previous quarter. At 988 sales on a seasonally adjusted basis, housing market activity was 6.2 per cent below historical averages and 2.1 per cent below the level of Q2 2024. With 1,822 active listings at the end of June 2025 (seasonally adjusted), the region is roughly 20 per cent below what we consider healthy long-term levels of inventory. The average sale price in the board area rose to $455,243, 9.8 per cent above the previous quarter.

Market activity varied widely across the board region. Seasonally adjusted sales rose from the prior quarter in Kitimat, 100 Mile House, Quesnel, Prince Rupert, and Smithers, while declining in Fort St. John, Prince George, Terrace, and Williams Lake. Overall, sales activity in the North remained strong through the second quarter, demonstrating remarkable resilience to growing uncertainties that affected other regions of the province. As the sales-to-active listings ratio stabilizes around 18% (marginally lower than in Q1 2025), northern markets remain in a largely similar position to the previous quarter. However, the ongoing impact of tariffs—which heavily affect many cornerstone industries of the northern economy—may yet hamper sales activity moving into the second half of the year.

By Region:

Cariboo Region:

100 Mile House: 193 properties worth $82.8 million have changed hands through the MLS® in the area since January 1st. This compares with 179 properties worth $79.8 million in the same period in 2024. Half of the 50 homes that sold so far this year sold for $503,500 or less and, on average, it took 73 days for these homes to sell. Also reported sold were 56 parcels of vacant land, 45 homes on acreage, 4 manufactured homes in parks, 15 manufactured homes on land, and 8 recreational properties. At the end of June there were 509 properties of all types available for purchase through the MLS® in the 100 Mile House area.

Williams Lake: 192 properties have sold so far this year, compared to 210 properties by June 30, 2024. The value of these properties is $78.7 million ($85.5 million in 2024). Of the 72 single-family homes sold this year, half sold for less than $507,450 and these homes took, on average, 26 days to sell. In addition, 12 parcels of vacant land, 12 townhouses, 34 homes on acreage, 23 manufactured homes in parks and 13 manufactured homes on land changed hands in the first six months of 2025. At the end of June there were 266 properties of all types available for purchase through the MLS® in the Williams Lake area.

Quesnel: In the Quesnel area, REALTORS® reported 167 sales worth $57.3 million so far this year, compared to 146 sales worth $55 million in the first six months of 2024. Of the 67 single-family homes sold between January and June, half sold for less than $380,000; these homes took on average, 37 days to sell. In addition, 26 parcels of vacant land, 30 homes on acreage, 13 manufactured homes in parks and 14 manufactured homes on land have sold in the first six months of 2025. As of June 30th, there were 290 properties of all types available for purchase through the MLS® in the Quesnel area.

Northwest Region:

Iskut/Atlin: 0 properties have changed hands so far this year in the Iskut/Atlin area, compared to 3 properties worth $316,000 in 2024. As of June 30th, there were 13 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 18 properties worth $4.3 million have changed hands so far this year in the Hazelton/Highway 37 area, compared to 12 properties worth $3.5 million in 2024. As of June 30th, there were 39 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 76 properties worth $36 million have been reported sold through the MLS® in the Prince Rupert area so far this year, compared to 82 properties worth $32.4 million in the first half of 2024. The median price of the 57 single-family homes that sold was $475,000. On average, it took these homes 58 days to sell. As of June 30th, there were 148 properties of all types available for purchase through the MLS® in the area.

Terrace: REALTORS® in the Terrace area sold 136 properties worth $72.1 million in the first six months of 2025, compared to 135 properties worth $59.7 million in the same period last year. Half of the 84 single-family homes that sold, sold for less than $544,500. On average, it took these homes 46 days to sell. In addition, 5 parcels of vacant land, 3 half-duplexes, and 12 homes on acreage changed hands in the first 6 months of the year. At the end of June there were 198 properties of all types available for purchase through the MLS® in the Terrace area.

Kitimat: 73 properties worth $31.6 million have sold through the MLS® in the Kitimat area in the first six months of 2025, compared to 94 properties worth $34.1 million at this time last year. Half of the 55 single-family homes sold so far this year sold for less than $401,000 and, on average, it took these homes 58 days to sell. At the end of June there were 112 properties of all types available for purchase through the MLS® in the Kitimat area.

Bulkley Nechako Region:

Houston: 25 properties worth $7.1 million have changed hands so far this year, compared to 28 properties worth $8.2 million in 2024. 14 single-family homes, 4 homes on acreage, and 2 manufactured homes on land have sold in the first six months of 2025. As of June 30th, there were 41 properties of all types available through the MLS® in the Houston area.

Smithers: REALTORS® in the Smithers area reported 88 sales with a value of $51 million in the first six months of 2025, compared to 89 sales worth $43.5 million at this time last year. Half of the 37 single-family homes sold so far this year sold for less than $535,000 and took, on average, 37 days to sell. 11 parcels of vacant land and 17 homes on acreage also changed hands since January 1st. As of June 30th, there were 95 properties of all types available through MLS® in the Smithers area.

Burns Lake: In the first six months of 2025, 32 properties worth $10.8 million were reported sold through the MLS® in the Burns Lake area, compared to 26 properties worth $7.7 million in the same time-period last year. At the end of June there were 60 properties of all types available for purchase through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® in the Vanderhoof area reported 71 sales worth $23.6 million in the first six months of the year, compared to 54 sales worth $18.2 million to June 30, 2024. As of June 30th, there were 93 properties of all types available for purchase through the MLS® in the Vanderhoof area.

Fort St. James: 23 properties worth $5.7 million have sold through the MLS® in the Fort St. James area so far this year, compared with 27 properties worth $7.4 million in the first six months of 2024. At the end of June there were 42 properties of all types available for purchase through the MLS® in the Fort St. James area.

Northern Region:

Fort St. John: REALTORS® assisted in the sale of 352 properties worth $135.3 million in the first half of 2025, compared to 329 properties worth $119.5 million in the first six months of 2024. The 158 single-family homes which sold so far this year had a median selling price of $393,750 and it took, on average, 47 days for these homes to sell. In addition, 16 parcels of vacant land, 45 half-duplexes, 31 homes on acreage, 8 manufactured homes in parks and 29 manufactured homes on land changed hands so far this year. As of June 30th, there were 486 properties of all types available for purchase through the MLS® in the Fort St. John area.

Fort Nelson: 29 properties worth $6.7 million have sold since January 1st, compared to 26 properties worth $5.3 million in the same period last year. Half of the 13 single-family homes sold since January sold for less than $180,000. These homes took, on average, 76 days to sell. At the end of June, there were 111 properties of all types available for purchase through the MLS® in the Fort Nelson area.

Fraser Fort George Region:

Mackenzie: In the first six months of 2025, 36 properties worth $6.5 million were reported sold through the MLS® in the Mackenzie area, compared to 53 properties worth $9.6 million to June 30, 2024. Half of the 26 single-family homes sold so far this year sold for less than $209,250 and took, on average, 60 days to sell. As of June 30th, there were 67 properties of all types available for purchase through the MLS® in the Mackenzie area.

Prince George: In the City of Prince George, 694 properties worth $335 million have changed hands so far this year, compared with 640 properties worth $305.6 million in the first six months of last year. In the western part of the city, the median price of the 114 single-family homes that have sold through MLS® was $468,000. In the area east of the bypass, the 81 single-family homes that sold had a median price of $402,000. In the northern part of the city 86 single-family homes sold with a median price of $591,500. The 120 single-family homes that sold in the southwest section of the city had a median sale price of $604,000. At the end of June there were 711 properties of all types available for purchase through the MLS® in the City of Prince George.

The BC Northern Real Estate Board (BCNREB) reported 917 sales with a value of $368,280,839 through the Multiple Listing Service® (MLS®) in the first quarter of 2025. This compares with 817 sales worth $327,442,096 to the end of March 2024. As of March 31st, there were 2885 properties of all types available for purchase through the MLS® compared to 2896 at this time last year.

Sales in the BC Northern region in the first quarter of 2025 ticked slightly downward following strong activity in the previous quarter. At 1,034 sales on a seasonally adjusted basis, housing market activity was 3.1 per cent below historical averages and 11 per cent above the level of Q1 2024. With 1,777 active listings at the end of March 2025 (seasonally adjusted), the region is roughly 23 per cent below what we consider healthy long-term levels of inventory. The average sale price in the board area fell to $414,417, 2.5 per cent below the previous quarter.

Market activity varied widely across the board region. Seasonally adjusted sales rose from the prior quarter in Williams Lake, Smithers, Quesnel, and Fort St. John, while declining in Kitimat, 100 Mile House, Prince George, Prince Rupert, and Terrace. Relative to other regions of the province, sales activity in the North remained strong during the first quarter while following the provincial trend of accumulating inventory. Despite a stable sales-to-active listings ratio of about 19% (marginally lower than Q4 2024), the threat of tariffs, largely directed at the bedrock industries of the northern economy, has the potential to upend a strong start for Northern markets.

Cariboo Region

100 Mile House and area: A total of 66 (62) properties of all types worth $27.9 million ($24.2 million) have been sold by REALTORS® in the area since the beginning of the year. In the first three months of 2025, 11 single-family homes, 20 parcels of vacant land and 14 homes on acreage changed hands. At the end of the quarter there were 362 (297) properties available for purchase through the MLS®.

Williams Lake: 74 (73) properties have sold so far this year through MLS® in the Williams Lake area. The value of these properties was $27 million ($28.9). In addition to the 25 single-family homes sold, 15 homes on acreage, 12 manufactured homes in parks, and 4 manufactured homes on land have changed hands in the first quarter. As of March 31st, there were 179 (179) properties listed on the MLS® in the Williams Lake area.

Quesnel: In the Quesnel area REALTORS® reported 55 (50) sales worth $17.2 million ($16 million) in the first three months of 2025. In addition to the 25 single-family homes that sold, 10 parcels of vacant land and 6 homes on acreage have sold this year. There were 195 (179) properties of all types available for purchase through MLS® in the Quesnel area as of March 31st.

Northwest Region

Iskut/Atlin: No properties changed hands in 2025; compared to 1 property worth $48,000 in 2024. As of March 31st, there were 11 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 8 properties worth $1.6 million have changed hands in 2025; compared to 2 properties worth $322,000 in 2024. As of March 31st, there were 24 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 30 (34) properties worth $14.2 million ($11.1 million) have sold through the MLS® so far this year. Of those 30 properties sold, 21 were single-family residential properties and 3 were half-duplexes. As of March 31st, there were 140 (144) properties of all types available for purchase through the MLS® in the Prince Rupert area.

Terrace: REALTORS® in the Terrace area sold 59 (61) properties in the first quarter of 2025. The value of these properties was $28.9 million ($28.3 million). 35 single-family homes, 4 manufactured homes in parks, and 1 manufactured home on land have changed hands since January 1st. As of March 31st, there were 146 (137) properties of all types available for sale in the Terrace area.

Kitimat: In the first quarter of 2025, 28 (36) properties worth $11.6 million ($12.9 million) have been reported sold. Of those 28 properties, 20 were single-family homes and 3 were half-duplexes. At the end of March there were 99 (107) properties of all types available for sale through MLS® in the Kitimat area.

Bulkley Nechako Region

Smithers: REALTORS® in the Smithers area reported 28 (32) sales with a value of $12.4 million ($15.7 million) to March 31st, 2025. In addition to the 6 single-family homes that sold, 7 homes on acreage, and 3 manufactured homes in a park changed hands this year. At the end of the first quarter there were 65 (77) properties of all types available for purchase through the MLS® in the Smithers area.

Burns Lake: 11 (7) properties worth $4 million ($1.7 million) have changed hands since January 1st. At the end of March there were 57 (73) properties of all types available for sale through the MLS® in the Burns Lake area.

Vanderhoof: REALTORS® in the Vanderhoof area reported 27 (15) sales worth $9.6 million ($4.6 million) in the first quarter of 2025. At the end of March there were 71 (68) properties available for purchase through the MLS® in the Vanderhoof area.

Fort St. James: In the first quarter of 2025 there were 9 (9) sales worth $2.3 million ($1.9 million) in the Fort St. James area. As of March 31st, there were 33 (31) properties available on the MLS® in the area.

Northern Region

Fort St. John: In the Fort St. John area, 149 (108) properties worth $56.1 million ($40.6 million) changed hands in the first quarter of 2025. In addition to the 62 single-family homes sold, 20 half-duplexes, 13 homes on acreage, 4 manufactured homes in parks and 16 manufactured homes on land have sold since January 1st. At the end of March there were 402 (454) properties of all types available for purchase through the MLS® in the Fort St. John region.

Fort Nelson: 13 (15) properties worth $3.6 million ($2.3 million) were reported sold through the MLS® since the beginning of the year. At the end of March there were 108 (109) properties available for purchase through the MLS® in the Fort Nelson area.

Fraser Fort George Region

Mackenzie: Since January 1st 17 (22) properties worth $2.6 million ($3.5 million) have changed hands. As of March 31st, there were 56 (54) properties available for purchase through the MLS® in the Mackenzie area.

City of Prince George: 281 (236) properties of all types, worth $124.2 million ($116.3 million), have changed hands in the first 3 months of 2025 in the City of Prince George. In the western part of the City, the median price of the 42 single-family homes that have sold on MLS® was $458,000 ($462,450). In the area east of the by-pass, the 40 single-family homes that sold had a median value of $ $366,000 ($430,000). In the northern part of the city, commonly referred to as “the Hart”, 31 single-family homes sold with a median price of $555,000 ($542,450). In the southwestern section of the city, 39 homes have sold since January with a median price of $560,000 ($532,500). At the end of March there were 621 (646) properties of all types available on the MLS® within the city limits.

BC Northern Real Estate Board of Directors 2025-2026

PRINCE GEORGE, BC - The BC Northern Real Estate Board (BCNREB) is pleased to announce that Victor Khong was elected Chair for the 2025-2026 term which began at the Board’s AGM on April 4, 2025. 

Victor is a REALTOR® with Horsefly Realty, and has been licensed since 2014. Victor has been involved with the following committees: the Provincial, Federal, and Municipal Government Liaison Committees, the Audit Committee, the Finance Committee, and the Technology Committee.

Chair Victor Khong comments “I look forward to serving our membership who are committed to real estate excellence in northern British Columbia. Our collective goal is to have trusted real estate professionals in every community.”

Founded in 1966, BCNREB is the professional association representing over 420 REALTORS® in the north and north central regions of British Columbia. The REALTOR® members of the BC Northern Real Estate Board (BCNREB) reported 4667 property sales worth $1.9 billion in 2024 through the Multiple Listing Service® (MLS®), up from last year’s 4229 sales worth $1.7 billion.

Sales in the BC Northern region in the fourth quarter of 2024 ticked upward following strong activity in the previous quarter. At 1,096 sales on a seasonally adjusted basis, housing market activity was 2.7% above historical averages and 23% above the level of Q4 2023. With 1,759 active listings at the end of December 2024 (seasonally adjusted), the region is roughly 25% below what we consider to be a healthy, long-term level of inventory. The average sale price in the board area fell to $424,814, 1.8% below the previous quarter.

Market activity around the board region was largely positive. Seasonally adjusted sales rose from the prior quarter in Prince George, 100 Mile House, Fort St. John, Kitimat, Terrace, and Smithers, while declining in Prince Rupert, Quesnel, and Williams Lake. Overall, the housing market in the BC Northern Board, while remaining in a similar state of balance, saw some heightened activity in the form of higher sales and active listings. With a sales-to-active listings ratio of about 20% (slightly higher than Q3), we expect momentum to continue building into 2025 as the Bank of Canada cuts towards its neutral range, encouraging market entry from prospective buyers previously on the sidelines. From these policy announcements, housing market activity may begin to accelerate as borrowing costs continue to improve for buyers.

By Region (The following statistics are not seasonally adjusted.)

Cariboo Region

100 Mile House: 374 properties worth $175 million sold this year through MLS®, compared with 371 properties worth $158.5 million in 2023. The 116 single-family homes that sold in 2024 had a median value (half sold for less) of $470,000. In addition, 68 parcels of vacant land, 104 homes on acreage, 34 manufactured homes on land, 13 manufactured homes in parks, and 24 recreational properties changed hands in 2024. At the end of December, there were 263 properties of all types available for sale through MLS® in the 100 Mile House area, up from the 232 properties at the end of 2023.

Williams Lake: 423 sales worth $184 million were reported through MLS® in 2024, up from 368 sales worth $141 million the previous year. Half of the 142 single-family homes sold in 2024 sold for less than $468,250. 30 parcels of vacant land, 104 homes on acreage, 27 townhouses, 44 manufactured homes in parks and 40 manufactured homes on land were also sold in 2024. At the end of December, there were 138 properties of all types available through MLS® in the Williams Lake area, down from the 152 properties at the same time last year.

Quesnel: 313 properties changed hands in 2024 through MLS®, up from 310 that were sold in 2023. The value of these properties was $112.8 million ($104.5 million in 2023). The median value of the 121 single-family homes sold in 2024 was $385,000. In addition, 39 parcels of vacant land, 68 homes on acreage, 29 manufactured homes in parks and 29 manufactured homes on land were reported sold in 2024. At year-end, there were 142 properties of all types available for purchase through MLS® in the Quesnel area, down from 165 properties at the end of 2023.

Northwest Region

Iskut/Atlin: 3 properties worth $316,000 have changed hands in 2024; compared to 9 properties worth $7.7 million in 2023. As of December 31st, there were 14 properties of all types available through the MLS® in the Iskut/Atlin area.

Hazelton/Highway 37: 20 properties worth $6.5 million have changed hands in 2024; compared to 27 properties worth $8.1 million in 2023. As of December 31st, there were 30 properties of all types available through the MLS® in the Hazelton/Highway 37 area.

Prince Rupert: 166 properties worth $65.4 million changed hands in 2024 compared with 156 properties worth $61.8 million in 2023. Half of the 109 single-family homes sold in 2024 sold for less than $450,000. In addition, 17 parcels of vacant land, 3 townhouses and 6 half-duplexes sold in 2024. At year-end, there were 123 properties of all types available through MLS® in the Prince Rupert area, down from the 127 properties at the same time last year.

Terrace: 274 properties sold in 2024 were worth $120.1 million compared with 2023’s 271 properties worth $116.2 million. Of the 140 single-family homes that changed hands, half sold for less than $519,500. In addition, 16 parcels of vacant land, 27 homes on acreage, 25 manufactured homes in parks and 17 manufactured homes on land sold in 2024. As of December 31st, there were 121 properties of all types available through MLS® in the Terrace area, down from the 137 properties available at December 31, 2023.

Kitimat: 183 properties worth $67.6 million changed hands in 2024; the same number of properties sold in 2023, and they were worth $71.7 million. The median value of the 126 single-family homes sold in 2024 was $365,000. In addition, 23 half-duplexes and 14 townhouses were sold. At year-end, there were 93 properties of all types available in the Kitimat area, which is up slightly from 91 at December 31, 2023.

Bulkley Nechako Region

Houston: 61 properties worth $16.4 million changed hands in 2024, compared to the 55 properties worth $16.7 million that sold in 2023. The median value of the 30 single-family homes sold was $266,250. As of December 31st, there were 38 properties of all types available in the Houston area.

Smithers: REALTORS® reported 160 sales worth $82.2 million in 2024, compared to 157 sales worth $80.8 million in 2023. The median value of the 82 single-family homes that sold in 2024, was $492,500. 17 parcels of vacant land, 27 homes on acreage, 6 manufactured homes in parks and a further 6 on land also changed hands in 2024. At year-end, there were 60 properties of all types available in the Smithers area, compared with 55 at December 31, 2023.

Burns Lake: 66 properties with a value of $19.9 million sold in 2024 compared with 52 worth $15 million in 2023. Half of the 26 single-family homes that sold, sold for less than $272,500. 11 parcels of vacant land, 24 homes on acreage and 1 manufactured home on land also changed hands in 2024. As of December 31st, there were 52 properties of all types available through MLS® in the Burns Lake area, down from 62 at the end of 2023.

Vanderhoof: 130 properties sold in 2024 were worth $44.6 million, compared with 2023’s 117 properties worth $42.5 million. Of the 58 single-family homes that sold in 2024, half sold for less than $346,250. In addition, 23 parcels of vacant land, 30 homes on acreage, 5 manufactured homes in parks and a further 6 manufactured homes on land changed hands in 2024. As of December 31st, there were 64 properties of all types available through MLS® in the Vanderhoof area, compared with 58 properties a year ago.

In Fort St. James 54 properties worth $15 million sold in 2024, compared to 37 properties worth $9.7 million in 2023. At year-end, there were 34 properties of all types available through MLS® in the Fort St. James area, compared to 32 at the same time last year.

Northern Region

Fort St. John: 648 properties with a value of $243.4 million sold in 2024, up from 585 properties worth $235.5 million that sold in 2023. Of the 275 single-family homes sold in 2024, half sold for less than $388,000. In addition, 42 parcels of vacant land, 72 half-duplexes, 49 homes on acreage, 28 manufactured homes in parks and a further 45 on land sold in 2024. At the end of December, there were 363 properties of all types available through MLS® in the Fort St. John area, down from the 444 properties at the end of 2023.

Fort Nelson: 57 properties sold through MLS® in 2024 were worth $9.3 million, down from 2023’s 74 properties worth $14.6 million. Half of the 21 single-family homes sold in 2024, sold for less than $205,000. There were 3 homes on acreage and 16 manufactured homes on land also sold in 2024. As of December 31st, there were 112 properties of all types available through MLS® in the Fort Nelson area, up from the 86 properties on December 31, 2023.

Fraser Fort George Region

Mackenzie: 84 properties worth $17.4 million were reported sold in 2024, compared with 2023’s 61 properties worth $11.3 million. The median value of the 61 single-family homes that sold in 2024 was $179,000. At year-end, there were 59 properties of all types available through MLS® in the Mackenzie area, up slightly from the 57 properties at the same time in 2023.

Prince George: 1335 properties worth $623.8 million sold in 2024, compared with 1131 properties worth $511.9 million in 2023. At year-end, there were 613 properties of all types available through MLS® compared to 601 properties at the end of 2023.

In the area west of the by-pass, half of the 232 single-family homes sold in 2024, sold for less than $460,000. As well, 27 apartment units and 61 townhouses changed hands in 2024. As of December 31st, there were 16 single-family homes available through MLS® in this area of the City, compared to 45 at the same time last year.

East of the by-pass 39 apartment units, 9 half-duplexes, and 30 townhouses sold in 2024. The 175 single-family homes sold had a median value of $395,000. At the end of December there were 39 single-family homes available for sale through MLS® in this area compared with 41 at the end of 2023.

In the northern part of the city, 17 homes on acreage, 29 manufactured homes in parks and a further 53 manufactured homes on land sold in 2024. Of the 170 single-family homes sold, half sold for less than $547,500. As of December 31st, there were 31 single-family homes available through MLS® in this area of the City compared with 23 at the end of 2023.

In the southwest sector 10 half-duplexes, 32 townhouses, 6 homes on acreage, 9 manufactured homes in parks and a further 11 manufactured homes on land sold in 2024. Half of the 223 single-family homes sold in 2024 sold for less than $584,000. At year-end, there were 31 single-family homes available for sale through MLS® in the southwest sector, compared with the 41 at the end of 2023.
